How It Works

Vacancy rate is the percentage of time (or units) that a rental property sits unoccupied during a year. Even a small vacancy rate can meaningfully reduce your effective annual income, so it is important to factor it into any investment analysis.

  • Vacancy Rate = days vacant per year divided by 365, expressed as a percentage.
  • Effective Annual Income = Gross Annual Rent x (1 - Vacancy Rate).
  • Income Lost = Gross Annual Rent x Vacancy Rate.

The estimator combines a property-type baseline (e.g. single-family homes typically run 5-8%) with a market adjustment (e.g. hot urban markets trim vacancy while slow markets inflate it). The resulting rate is a planning benchmark, not a guarantee.
